Important inspection checklist before you buy

  • Does the home have adequate ventilation?
  • Are the floors uneven? This may indicate that a re-pile is required.
  • What way is the house facing — is there natural light coming in?
  • Take a look at the size and shape of the bedrooms and if there are wardrobes in all the bedrooms. (A single bedroom needs to be at least 2.5m x 2.5m and a double, at least 3.0m x 3.0m)
  • Is there sufficient storage space?
  • Can you fit your car in the garage and is the access to the home relatively easy?
  • Has the home undergone any extensions that have not been permitted?
  • Take a look at the neighbouring homes and how they compare?
  • How old are the piles, wiring, Interior lining, roof, exterior and plumbing if known?
  • Why are the vendors selling?
  • How long has it been on the market?
  • Have there been any offers?
  • What chattels are included and not included?
  • Is there anything I should know that may affect the value?
